Terms & Conditions

These terms and conditions apply to your use of this website and to every booking made at Walkden House, Blackpool, whether placed directly with us, by telephone, or through a third-party booking platform. By using the site or confirming a reservation, you agree to the terms below.

1. Bookings

  • A booking is only confirmed once you have received written confirmation from us, usually by email or text, and the required deposit has been successfully taken.
  • Bookings are for the number of guests, room type and dates stated in the confirmation. We reserve the right to cancel or amend a booking if it has been made in error or if payment cannot be collected.
  • The person making the booking must be at least 18 years old and is the lead guest responsible for the party and for all charges.

2. Deposits & payments

  • A 50% non-refundable deposit is taken at the time of booking to secure your room.
  • The remaining balance is due 14 days before arrival. For bookings made within 14 days of arrival, the full balance is due 7 days before arrival, or immediately if the booking is made within 7 days.
  • Payment is taken from the card provided at the time of booking.
  • We accept the major debit and credit cards shown during checkout. We do not accept cash on arrival as payment for the full balance.

3. Cancellations

  • More than 14 days before arrival: the 50% deposit is non-refundable, but no further charge will be made.
  • 8–14 days before arrival: 50% of the total booking value will be charged.
  • 7 days or fewer before arrival: 100% of the total booking value will be charged.
  • No-shows and early departures: charged at 100% of the remaining stay.

We strongly recommend guests take out travel insurance to cover cancellations caused by illness, travel disruption, adverse weather or other unforeseen circumstances.

4. Amendments

Date or room changes are subject to availability and may be subject to a price difference. Requests made more than 14 days before arrival are free of charge. Changes requested 14 days or fewer before arrival may be treated as a cancellation and re-booking under the terms above.

5. Check-in & check-out

  • Check-in: 3:00pm – 8:00pm. If you expect to arrive outside this window, please let us know in advance so we can arrange access.
  • Check-out: by 10:30am on the day of departure.
  • Photo ID and the payment card used to book may be requested on arrival.
  • Late check-out may be available on request and is charged at our discretion.

6. House rules

  • Parking: there is no on-site parking. Public car parks are available nearby (approx. £9.50 per day). Street parking may be restricted.
  • Wi-Fi: complimentary Wi-Fi is provided throughout the property for reasonable personal use. We do not guarantee specific speeds or uninterrupted service.
  • Pets: pets are not allowed. Registered assistance dogs are welcome by prior arrangement only.
  • Smoking & vaping: strictly no smoking or vaping anywhere inside the building. A £100 cleaning charge will be applied if this rule is breached.
  • Children: children are welcome from age 3+ and are charged at the adult rate. Cots and children’s beds are not provided.
  • Groups: maximum group size is 4. We do not accept stag, hen or party bookings.
  • Quiet hours: please keep noise to a minimum between 11:00pm and 7:00am out of respect for other guests and neighbours.
  • Damages: the lead guest is responsible for any damage caused to the room, furniture or fittings during the stay, and for any missing items.

7. Liability

  • Walkden House accepts no liability for loss, theft or damage to personal belongings, vehicles or their contents brought onto the premises, except where caused by our proven negligence.
  • Please keep valuables secure and make use of any in-room safe if available. Do not leave high-value items unattended.
  • We are not liable for failure to perform our obligations where the failure is due to events outside our reasonable control, such as fire, flood, severe weather, power failure, industrial action or government restrictions.

8. Website use

  • The content of this website is provided for information only. While we aim to keep descriptions, photos, prices and availability accurate, errors can occasionally occur and do not form a binding contract until a booking is confirmed.
  • Room photographs are representative; exact layout, décor and furnishings may vary.
  • Links to third-party websites, including Booking.com, Freetobook and review platforms, are provided for convenience. We are not responsible for their content or services.

9. Privacy

We collect and use personal data only to manage your booking and stay. For full details of how we handle your information, please see our Privacy Policy.

10. Governing law

These terms are governed by the laws of England and Wales. Any dispute will be subject to the exclusive jurisdiction of the courts of England and Wales.
